Synergy Transit Oriented Development (TOD)

Synergy worked with the Port Authority of Allegheny County to create the Port Authority’s first Transit Oriented Development (TOD) project as part of a 600 car Park and Ride facility.  Synergy worked with Moon Township and the Port Authority to identify a 35-acre site for the Park and Ride including a 5.5-acre commercial development parcel for the TOD development.

Synergy bid on and was chosen from among several developers to purchase 5.5 acres from the Port Authority.  Synergy’s development division, Wampler Development Company, arranged all private financing for the TOD project.  Wampler Development also performed all development responsibilities including utilities, traffic approvals, site plan approvals, and variances.  Synergy Real Estate handled all presentations and negotiations with all public agencies and their respective solicitors.

Synergy marketed the sites and successfully negotiated long-term leases with national and regional retailers (Sheetz, Arby’s, Moon Toyota) that accomplished the financing needs, profitability, and the economic development goals which included millions of dollars in new tax base, renewal of development in the blighted area of the Township, conveniences for the transit, business and general population of the community and dozens of full and part time above-average paying jobs.   Moon Township considers this one of their most successful and attractive projects.  The development was positively recognized by Moon Township Officials for its excellent design standards and adherence to Moon Township’s new, enhanced zoning overlay district.
